This 3 bedroomed air-conditioned luxury villa is ideally located within the exclusive Paradise Beach resort, just 75 paces from the Ponta Preta beach of Sal, Cape Verde. Furnished to a high standard in a modern contemporary design, and exuding style and comfort, the villa is split over two floors, offering plenty of space for up to 8 guests. With 3 large bedrooms and 2 bathrooms it is the ideal holiday villa either for a large family or two small families holidaying together.

Comfortably furnished lounge with all mod cons On the ground floor you enter the villa from a rear entrance into an open plan living/dining area with luxury furnishings. You will find two large leather sofas giving ample seating for 6, one of which converts to a double bed. There are lots of comfy scatter cushions, a coffee table, LCD flat-screen TV and a DVD player with lots of DVDs for you and your family to enjoy. There is also an iPod dock music system and wifi access.

Comfortably furnished lounge with all mod cons The living area is air conditioned for your comfort, and sliding glass doors lead out to the terrace which overlooks the landscaped gardens. On this shaded terrace is a table and chairs for you to enjoy your breakfast, and a relaxing sofa set where you can enjoy early evening drinks. The terrace overlooks the large gardens, which are beautifully landscaped with tropical plants and flowers.

Open plan dining area Directly from the living area is the kitchen/dining area. The dining area is furnished with a table and eight leather chairs situated close to the patio doors to enable you to enjoy the wonderful views whilst dining inside or watch the sun set over the sea as you dine on the roof terrace.

Well-appointed kitchen perfect for self-catering holidays The kitchen is fully equipped with integrated appliances, stainless steel sink, hob and oven, and beautiful granite worktops. You will find a dishwasher, fridge freezer, coffee maker and microwave oven - everything you need to make your self catering holiday stress free.

Dining area Open any of the cupboards to find top quality cookware and crockery, so if you decide to eat in you have everything you need to prepare your meals!

Master ensuite bedroom The main bedroom is situated on the ground floor and is furnished with a super king sized bed and all the cupboard and drawer space you will need for your clothes and luggage. Air conditioning keeps the bedroom lovely and cool and you will find luxurious cotton sheets and towels provided for your stay.

Master ensuite bedroom From the bedroom glass doors lead out to the terrace which overlooks the landscaped gardens. Sit here with your early morning coffee or sit watching the sun set over the sea with a nightcap. This master bedroom boasts a fabulous en-suite shower room with modern fittings. Lots of fluffy towels are provided along with beach towels.

1st floor twin bedroom Stairs from the dining area lead up to a large landing and two further air conditioned bedrooms, one of which is furnished with twin beds, the other with a super king size bed. Both have a bedside cabinet and lamp and top quality Egyptian cotton bed linen, throws and scatter cushions and again lots of fluffy towels and beach towels.

1st floor super king bedroom Both bedrooms have access via patio doors to a large roof terrace, which also has an entrance via a separate door off the landing. A second family marble-tiled bathroom equipped with large shower cubicle, handbasin and w.c. is also located on the upper floor.

The ground floor bathroom/master bedroom ensuite boasts Italian tiles and modern fittings and to complement this there are lots of fluffy towels.

 

 

 

 

First floor family bathroom

The first floor family bathroom boasts a large shower cubicle, large enough for two, hand basin and w.c. This also has modern fittings and is tiled in a similar way to the ensuite.

Large furnished roof terrace Leading from the first floor landing is a double glazed door which takes you to a magnificent 40 square metre roof terrace. This terrace can also be accessed via patio doors from each of the two upper floor bedrooms and offers magnificent sea views and benefits from the evening sun.

The view from the roof terrace The roof terrace is furnished with an outdoor dining table which seats six, a pod set with coffee table and 4 wonderfully comfy sun loungers with parasol for those who prefer to soak up the sun in the privacy of their own villa!

Large furnished terrace The ground floor shaded terrace is accessed from the lounge and master bedroom. Here you will find a table and 4 chairs for you to enjoy your breakfast, and a relaxing sofa set where you can enjoy early evening drinks.

Relax in the furnished ground floor terrace The terrace overlooks the large gardens, which are beautifully landscaped with tropical plants and flowers.

Paradise Beach is a brand new development, built after the satellite image was taken, and the marker is pinned to the approximate location of the resort on the island of Sal.

Reservations made through this website are subject to availability - we will e-mail confirmation within 24 hours of receiving your booking request.

Prices are in British Pounds - non-Pound payments will be calculated at the prevailing market rate at the time of payment.

A non-refundable deposit of 250 per week is required to secure a booking, and the balance to be paid in full 8 weeks prior to departure.

If a cancellation is received within 8 weeks of arrival, the balance (excluding the deposit) will be refunded only if the property is re-let for the cancelled dates. In the event that you have to cancel, you may be able to reclaim your payment on your holiday insurance, but please check your level of cover.

We also request a refundable damages deposit of 150 payable with final payment. The villa will be checked on departure and your deposit will be refunded in full subject to there being no breakages or damage.

We reserve the right to cancel any booking providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, compensation or consequential loss of any kind).

Payment should be made by bank transfer - full details will be provided in the confirmation e-mail.

Where a refund is paid, it will only be paid back to the account from which the payment originated.

The Villa will be available for occupancy from 4:00pm on the date of arrival and must be vacated by 10:00am (prompt) on the day of departure.

The tenant agrees to keep the property and all fittings, furniture equipment and other contents in or on the property in a like state of repair and condition as at the commencement of the letting and will make good (or will arrange with us to make good) any damage, breakage, or loss that may occur during the period of letting.

For the comfort of all our guests, smoking is not permitted inside the property.

We will not be liable for any act, neglect or default on the part of any person nor any accident, damage, loss, injury, expense or inconvenience whether to person or property which the tenant or any other person may suffer or incur arising out of or in any way connected with the letting or resulting from any other cause whatsoever. We advise you to arrange your own insurance to cover yourselves and your personal belongings whilst staying at the property.

Unless otherwise stated, the rental of the property includes, rates, and insurance of the property. The property is equipped with crockery, cutlery, sheets, blankets and adequate cleaning equipment, linen and towels (not to be used as beach towels!).

Tenants are asked to leave the property clean and tidy and to ensure that they take all belongings with them. On changeover days there is only time for a superficial check and a general clean. We rely upon the goodwill of our guests whose co-operation we greatly appreciate.

The owners or their management company shall be allowed access at any reasonable time during your stay.

This conduct is subject to and shall be construed in accordance with the laws of England and all parties hereby submit to the exclusive jurisdiction of the English Courts.
